A home in the Gulf and long-term residency for you and your family. The UAE’s Golden Visa for real estate investors grants a 10-year residence permit.
The key condition: AED 2 million in total
For a Golden Visa as a real estate investor, one or more properties must be worth a total of at least AED 2,000,000.
- Mortgaged purchases: properties bought with a loan from a local bank are accepted.
- Off-plan purchases: off-plan properties from approved developers are accepted.
- Health insurance: health insurance is required for the application.
There are reports that the minimum payment rules for off-plan purchases have changed. Before applying, confirm the current condition with the DLD or our partner office.
Fee
The DLD’s Golden Visa service page shows a fee of AED 9,884.75.
The 2-year investor visa
For smaller budgets there is also the DLD’s 2-year investor visa. According to the DLD page updated on 23.09.2026, the former AED 750,000 threshold has been removed; in joint ownership each owner’s share must be at least AED 400,000. Confirm the condition separately for off-plan purchases.
